
What is Asbestos, and why should we care about it?
Asbestos is a naturally occurring, fibrous silicate mineral that has been added to products for thousands of years for its strength and fire-resistive properties (rocks are strong, and don't burn!). Unfortunately, the inhalation of it's fibres has also been directly linked to the cause of many serious health issues, such as Mesothelioma, Asbestosis, Lung Cancer and more.
During renovation and demolition, these microscopic fibres are released into the air where they can remain airborne for hours or days. It is for this reason, that it is important to have asbestos professionally removed by certified, licensed and experienced contractors.
Where is asbestos commonly found in our constructed environments?
Asbestos was added to flooring such as floor tiles, linoleum paper backing, and mastics for added strength of the products. It was added to Drywall tape compound, plaster, stucco, parging cement and texture coats as both a binding agent, and fireproofing properties. Many different insulations contain asbestos as well, such as Vermiculite, mechanical insulation, duct tape and boiler insulation. This is just a small example of the variety of applications asbestos can be found in construction.

Asbestos Management and Emergency Response
Owners of public, rented or leased buildings that contain asbestos have a responsibility to have and maintain an Asbestos Management Program. That program must identify all potentially friable asbestos containing materials and materials that workers or tenants may come in contact with (drywall, flooring, celings). The other part of that program is the documented annual inspection and maintenance of those materials.
There are many different scenario's where damage can occur to asbestos containing material. Tenant move outs, uninsured water damage, vehicle impacts, wear and tear in commercial spaces, or maybe someone drilled into a block wall and vermiculite came pouring out.
